Terms of Service

Agreement, permitted use, and access

By creating an account, using a feature, or submitting a public form, you agree to the Terms and Privacy Policy. You must be at least 18 and use x-ave lawfully, protect credentials, have authority for submitted content, and meet applicable professional, privacy, advertising, MLS, and consumer-protection obligations. x-ave may restrict, suspend, or terminate access for material breach, fraud, unlawful conduct, misuse, security, provider, or legal reasons.

Services and professional limits

x-ave provides real estate intelligence tools, reports, lead workflows, open-house sign-in, Secure Workspace, Virtual Staging, and related features. Outputs are informational and are not real estate, appraisal, legal, financial, tax, mortgage, or other professional advice. x-ave is not a brokerage, lender, law firm, appraisal firm, or party to a transaction.

Secure Workspace, Credit Check, content, and Virtual Staging

Secure Workspace is a private assigned agent-and-client document room, not a signature, identity, credit-reporting, legal, or FINTRAC service. Credit Check may be paid by the requesting agent or renter and may initiate an independent provider-hosted screening workflow; x-ave does not prepare a consumer report, make a tenancy decision, or recommend a tenant. Before screening begins, a renter may separately authorize the named requesting agent to receive an email-verified provider PDF download link after completion. An authorized agent is responsible for their own lawful, secure, purpose-limited handling after the provider makes the PDF available. x-ave does not receive or retain the PDF or report content. You must have the rights and authority to submit content and may not use Virtual Staging to mislead or conceal a material condition. The limited operational content licence does not permit x-ave to use personal content to train or fine-tune x-ave or third-party general-purpose models.

Billing, communications, and legal limits

Current plans, prices, taxes, billing cycles, and cancellation information are shown on the Pricing page and at checkout. Paid subscriptions renew monthly unless cancelled through Billing, and cancellation takes effect at the end of the paid period. Essential service communications may be sent for requested services; optional marketing is separate and includes a choice and unsubscribe mechanism. Liability is limited to the maximum permitted by law, with a CAD $100 floor for non-paying users. Force-majeure events beyond reasonable control can affect service performance.

Indemnity, contact, and changes

To the maximum extent permitted by law, users are responsible for third-party claims arising from their unlawful use, their breach of the Terms, content submitted without required rights or consent, infringement, or their own professional or regulatory breach. x-ave may update the Terms with reasonable notice for material changes and new acceptance where required.
